Roof Repair vs Roof Replacement: How to Decide
Short answer: repair when the damage is isolated and the rest of the roof is sound. Replace when problems are widespread, keep coming back, or the roof has reached the end of its useful condition.

Five Questions That Decide It
We walk through these on every inspection.
- How much of the roof is affected? A single slope or detail is usually repairable.
- Is the surrounding material still flexible and intact? Brittle shingles break when a repair crew walks on them.
- Is the deck sound? Soft wood under the roofing changes the scope.
- Is the problem a detail failure (flashing, a boot, a seal) or a surface failure (the roofing itself)?
- How long do you plan to own the property, and how much disruption can you accept?

When Repair Is the Right Call
Many leaks come from flashing, pipe boots or sealant at a single penetration. Fixing that detail can be the whole job.

When Replacement Makes More Sense
If the roofing surface itself is failing, repairs become a series of patches that don't stop the next leak.

If storm damage caused the problem, your policy may cover repair or replacement depending on its terms and your adjuster's findings.

Useful Answers Before You Decide
Can I replace just one side of my roof?
Sometimes, if the rest is in good condition and materials can be matched. Color and profile matching can be difficult on older roofs, which is worth discussing during the inspection.
Is it okay to put new shingles over old ones?
It depends on local code, the existing layers and deck condition. A tear-off lets the deck and details be inspected and corrected, which is why we usually recommend it.
