Signs You Need a New Roof
The clearest signs are widespread damage, not a single problem: curling or cracked shingles across many slopes, heavy granule loss, repeated leaks, sagging, and daylight or moisture in the attic.

What You Can See From the Ground
Use binoculars and stay off the roof. These signs are visible from the yard.
- Shingles curling at the edges or cupping in the middle
- Cracked, split or missing shingles across several areas
- Dark bare patches where granules have worn away
- Wavy or sagging rooflines
- Rusted, loose or separated flashing around chimneys and walls
- Moss or debris buildup that holds moisture

What You Can See in the Attic
The attic often shows problems before the ceiling does.
- Water stains or dark spots on the underside of the deck
- Daylight through the boards
- Damp insulation
- Frost on nails or sheathing in winter, which points to moisture and ventilation issues (see ventilation)
